For holiday lets & cottages

Keep the booking. Keep the commission.

Holiday let booking software for one cottage or a dozen — direct bookings on your own website, with the changeover admin, guest emails and money chasing handled for you.

The changeover-day problem.

One set of guests has left, the next arrive at four, and a balance is still outstanding — while every booking that came through a listing site has already given up a percentage. This is the work software should be handling.

Direct, on your own site

The same booking, worth twenty percent more.

Guests search your availability, book and pay on your own website. Keep listing wherever the listings earn their keep; the self-catering guests who find you directly, and the ones who come back, stay yours.

  • Live availability and instant confirmation on your own site
  • No per-booking fees, and nothing added to your guest’s price
  • Payments into your own merchant account
  • External calendar sync via iCal keeps your other listings in step
A holiday-let business's booking page: five coastal cottages, each photographed and listed with its bedrooms, sleeping capacity, features and nightly rate.

Saltbrook Cottages — the guest’s first screen. One property or a portfolio, each with its own calendar, rate and minimum stay.

Changeover day, organised

See who is leaving, who is arriving and what needs turning around — on your phone, wherever you are, always current.

Damage deposits without dispute

Held by pre-authorisation rather than taken, released automatically after your inspection window, and charged against only with evidence.

Between guests

Changeovers that don’t rely on your memory.

Per-property calendars with changeover-day rules, so back-to-back bookings only happen when you can service them. This is the management half of holiday let software: cleaning and turnaround work is visible to whoever does it, without a chain of messages on a changeover morning.

  • Per-property calendars with changeover rules and minimum stays
  • Turnaround and cleaning visibility between stays
  • Arrival and departure lists for any day
  • Blocked dates for owner use and maintenance
Guests and money

Guest information, sent at the right moment.

Booking confirmation, pre-arrival directions, a balance reminder and a review request afterwards, all sent by Booqello in your own wording. Guests have their own portal for the details, so the questions about wifi codes and arrival times stop arriving by text.

  • Automated emails from confirmation to review request
  • Deposits at booking, balances chased automatically
  • Guest portal for payments, documents and details
  • VAT-ready, accountant-friendly reporting and exports

The booking confirmation email a holiday-let guest receives, in the operator's own branding, naming the property, the dates, the extras and what has been paid.

Saltbrook Cottages — the confirmation, rendered from the real template in the operator’s own colours.

Holiday-let business

The guest side, your side, and everything sent in between.

Three screens from the same holiday-let business: the add-ons, the calendar that runs changeover day, and the portal the guest pays from.

The extras step of a holiday-let booking: a welcome hamper, a mid-stay clean, a dog, hot tub heating, logs, a travel cot and late checkout.

The guest adds extras. Welcome hamper, mid-stay clean, a dog, a travel cot.

A holiday-let operator's property calendar: every cottage across the weeks ahead, each booking a coloured block, changeover days visible at a glance.

You run changeover day. Every property, every week, and the buffer between one stay and the next.

The guest's own payment page for a holiday-let booking, showing the deposit paid, the balance still due and its due date.

The guest pays the balance themselves. Chased automatically until they do.

Every screen above is from Saltbrook Cottages — the same deployment you can try, set up for this market.

What a holiday-let business actually pays.

Five properties are included on every plan. Above that it is £4 a property a month — no percentage of your bookings, ever. Put your own number in.

Common questions from holiday-let owners

We have one cottage. Is this too much?

Not if you are doing the administration yourself. Starter is priced for small operators.

Will this replace my listing sites?

It does not have to. The usual approach is to keep the listings that bring new guests and use direct booking for everyone else, particularly repeat guests.

How do you stop double bookings across sites?

External calendar sync via iCal, so dates booked elsewhere block here as well. We will explain what iCal can and cannot do before you commit; we are not selling a channel manager.

Can my cleaner see what’s needed?

Yes — turnaround visibility between stays, with staff access on the Pro plan for people who need their own login rather than a message from you.

What happens to my existing bookings?

Your properties, rates, rules and extras are rebuilt as part of setup. Forward bookings depend on what your current platform will export; tell us which one you are on and you will get a straight answer before you commit to anything.
